How it works

Statewide. Many projects can be designed from photos, measurements and existing plans; we visit the site when the work needs it.

  1. Tell us about the project

Address, what you want to build or fix, and any photos, survey or existing plans you have.

  2. Scope and quote

We confirm what the design needs and whether a site visit is required, then send a fixed quote.

  3. Design

Calculations, drawings and details, signed and sealed by a Florida licensed professional engineer.

  4. Permit support

If the building department comments on the plans, we respond and revise.

  5. During construction

Answers for your contractor in the field, and inspection or certification letters when the building department asks for them.

Common questions

Do I need an engineer to remove a wall?

If the wall is load-bearing, yes. Most Florida building departments require a sealed design showing the new beam, its supports and how the load reaches the foundation. We can tell you whether the wall is load-bearing and design the beam if it is.

Do you provide drawings for the building permit?

Yes. We provide signed and sealed structural drawings, calculations or letters, depending on what your building department requires, and respond to plan review comments.

Can you work with my contractor or architect?

Yes. Many of our residential projects come through contractors and architects. We coordinate directly with them so the structural design matches their plans and their schedule.

Do you work outside Jacksonville?

Yes. We prepare residential structural designs for projects anywhere in Florida.

What do you need to give me a quote?

The address, a description of the work, and any photos, survey, sketches or existing plans. For repairs, photos of the problem help us scope the visit.

Planning a renovation, addition or repair?

Send the address and a short description. Sheldon will respond personally, usually within one business day.
